PROBLEMS
A family of three lived in a a colonial home in Burke for over 20 years, without any major changes done to the house, and now comes a time that he is retiring and wants to spend more time at home enjoying backyard while wife gardening and entertaining indoor and outdoor.
Wall between family room and kitchen restricts circulation; no visual linkage; spaces are uncomfortably tight, excessively compartmentalized
load-bearing wall that routes plumbing and electrical
Lack of cabinet, storage space; limited counter surfaces
Lack of natural light combined with dark builder grade cabinets and floors result in gloomy interior
Owner, reaching retirement, wants to develop outdoor space
screen porch for insect-resistant indoor/outdoor use; deck for open air
rear elevation situated on steep slope presents significant need to re-grade
footing and foundation require 8’ excavation

SOLUTIONS
Major accomplishment is ability to have a seamless flow between indoor and outdoor transition and nice flow for larger group gatherings
design and construct 12’ x 11’ breakfast room on rear elevation
interior features expansive course of windows, tray ceilings; French door accesses new 12’ x 35’ deck with wide-tread side stairs and 10’x 20’ screen in porch.
develop schematic for rerouting plumbing and electrical; remove (load-bearing) wall dividing kitchen and family room to update and connectivity of space.
install hardwood floor to visually unify kitchen, family, new breakfast room addition
As well as sand and finish the entire first floor
kitchen interior: re-route plumbing; remove soffits
remove 11’ wide of rear elevation wall as required to create contiguous breakfast room

Install crown moulding; chair rails – tray ceiling in breakfast room
Develop efficient space plan for sink, stove, refrigerator, double oven emphasizing appropriate work triangles
Color scheme, tones and finishes for cabinets, surfaces, walls reinforces light and airy ambiance create by substantial increase in natural light
