Retail Price: $64,136

1956 rambler in the heart of city of Falls Church, VA owned into a rundown galley kitchen. Dark and cramped is the best way to describe this home. An addition of 20’x20’ was added in 1968 with a leaky flat roof over the old flagstone patio.

The recently new owners bought into this property with full intention of gutting and remodeling the first level as soon as their budget allowed them. The leaky roof of sunroom brought this date much closer than they were anticipating.

The old Galley kitchen was over concrete slab floor. 6’x 20’ kitchen with a brick chimney flue and wall oven on the right, and stove and short run of cabinet on the left.

We have removed the bearing wall between Kitchen and living room and implemented structural beam to create a seamless connection of two spaces.

Then excavated the concrete floor to move all plumbing and gas lines embedded in slab floor. The is large Island was designed to be taken over the center of this floor with new farm sink, and other amenities, room to serve four or more people.

The old brick wall was demolished and now is the home to a professional range and unique style wooden hood.

The cabinetry wrapped around the entire kitchen and under both north side windows to alleviate shortage of storage.

Meanwhile, we have added a hutch in the dining room area and double angle transition butler cabinetry just to add more flair to this project.

The hot water radiator bases were redesigned and relocated.

The lighting was revamped and redesigned for the entire space, a couple of hanging pendant over Middle Island.

A timeless backsplash tile was installed to spruce up the soft color granite top which carefully selected to harmonize with cabinet and floor color schemes. The bearing wall in addition was widened to improve the flow between two spaces.

Wide plank distressed hardwood flooring were installed all over the kitchen and now so called new dining room space.

With all new appliances, linen stained maple cabinetry and distressed wood Island, old world hickory floor and more this project moved from its dysfunctional status to fun and funky.
