Design Statement

This home has a beautiful overlook of the golf course, but the current layout of the kitchen and family room and the partition walls in place prohibits taking advantage of its breathtaking view.

Major obstacles have been that the partition wall from family room to the kitchen is the major bearing wall of the house. The wall between the dining room and kitchen contains all major duct work, and plumbing routed through to the second floor. The new design had both of these walls eliminated and all their loads were recalculated and repositioned to allow continuous traffic flow and openness. Another major drag was the sunk- in living room, which made a very difficult clear path from the front door to family room, kitchen, and back of the house.

We have made part of the living room to be leveled to the rest of the house. Ten foot ceilings gave us a very nice opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry just below it. The custom made brush stroke finished cabinetry with corbels chimney style wood hood surrounded with leaded glass cabinets has made this kitchen stand tall. Pillars were part of the detailed craftsmanship. Now comes the big island, all plumbing and electrical has been rerouted to be placed in this 5ft by 14ft. area.

The island consist of the main sink with a pedal style control disposer, dishwasher, microwave, second bar sink, beverage center refrigerator and still room to sit five to six people.

Using light maple plank hardwood floor in kitchen and family room to match the rest of the house has made a seamless transition, and a very open floor plan. The customer wanted to use a very selective quartzite stone for counters and backsplash to add to the brightness of their kitchen; we also added a couple of contemporary chandeliers over the island to create a timeless but elegant finish.

High end appliances covered by custom panels are part of this featured project. This satisfied both client excessive need of space and implemented a classic look that we had in mind for this kitchen. Featured wall is the china cabinetry, custom made to partition kitchen from the dining room.

The formal Dining room was now open to Living room, but yet owns it’s setting. Now that the partition wall was taken out, this living room with its high ceiling gets more natural daylight than ever.

Then the powder room was relocated, revamped and through a pocket door and new placement for toilet and sink. We implemented a three dimensional wall of chipped marble and embedded lighting over the wall hung pedestal to give it a unique look.

The mudroom was all redesign by the way of eliminating hallway and closets, plumbing and electrical moved across the room to create additional storage, bench and locker style storage space. The added counter and back splash above washer and dryer make doing laundry and folding a lot easier.

Both second floor bathrooms were gutted and redesigned to allow walk in shower stall instead of the builder grade tub, doorway and plumbing stacks moved around for clear access to bathroom from both bedrooms. Smart use of large size marble floor and walls, better lighting, slick vanities, sink and faucet all have been highlighted in this project. Space taken from an adjacent closet made it all possible to place a large double vanity and enlarge shower area.

The old brick fireplace hearth was now covered with a flagstone from floor to ceiling

A larger French door with top transom was installed allowing access from kitchen to sun deck overlooking beautiful Golf course.

The circular front entrance stairway was torn apart and redone to compliment other color scheme of our new design concepts. Railing and stair treads were all changed.

A huge drop tear chandelier was installed in the middle of this staircase glorifying this massive entrance.

Cutting through front masonry we have installed a larger and taller front stained door and sidelights.

Going to lower level, larger tiles on the floor complimenting stone fireplace wall made this basement more equipped to entertain. Large bar was implemented where used to be unfinished storage space.

Now comes this prize winning spa room in the basement. We have converted a small bathroom by the way of taking space from rear storage space. A large walk in steam shower with floating quartz benches ,a ½” heavy glass door, and multi stage double rain showerheads, body spray other gadgets were placed in this new space.

We have separated toilet area with a dividing pocket glass door from rest of the bathroom.

A wall floating vanity with hanging pendant lights were across the entrance. Just to the right of entrance, we built a spa style towel storage cabinetry.

The client is static with the outcome of this project and since she is a very active member in that community, she has shown off her home to every client that is interested in moving into this community.
