NARI Capital CotY, Honorable Mention Award Winner, Residential Kitchen $50,000 to $100,000

This Mount Vernon home was the new home to this newly retired couple. The bought this home knowing that it needs a lot of work, and they were willing to invest on its improvement.

They wanted more contemporary living and were willing to go through major transformation.

The kitchen was very run down, low grade tile floor, one window above the sink was the major light source. The Cabinetry was dark and the peninsula cut the kitchen away from breakfast area. Adjacent sun room was separated by a single door and did not offer much of lighting for kitchen. The back pantry was very poorly laid out. Appliances were all over the kitchen and there was no rhythm to working space.

We have suggested to move the wall and entrance of pantry to allow a large 48” Subzero fridge to be placed on that wall and no longer be a visual block.

The south wall was all brick and had the one window. We removed that window and separated the window to be about 8 ft apart. This act involved major exterior changes to brick ( 25 years old brick) and steel lintels. Then we moved the gas line and 1200 CFM commercial blower to take over the old sink location. A 48” professional range top and hood has become the focal point of this kitchen.

The plumbing for sink and dishwasher were moved into this long central island. This Island replace the old peninsula and has improved the over look and traffic flow of this kitchen.

The west bearing wall between kitchen and Sun room was widened by the way of structural header and now allows much needed lights into this kitchen

The north wall backing into adjacent Family room was never use properly. Now it was the home to couple of tall pantries and the Microwave and wall ovens. By the way of couple of pass through arches , now the homeowner can attend their guests while preparing food in the kitchen.

The butler area adjacent to Dining room were filled with Glass front cabinetry and additional cabinetry for extra storage,

Use of Large side Marble floor in very light color in kitchen and continuing into front foyer has made this kitchen delightfully open and welcoming. The contract between this contemporary espresso cabinetry with Icon legs and open bottoms made the exotic granite counter top even more stunning.

The unique glass backsplash tile and its ties with highly modern pendent lights are among highlights this kitchen.

More spacious than ever, now this kitchen is home to this retired couple that entertain  all the time and having more than a few in kitchen is no longer a problem for them.
