2011 NARI Capital CotY Finalist Award Winner

Single family home located in South Riding, VA built in 2006.

This family of four has recently purchased this home and their life style is involved with kids and outdoor activities. They disliked current kitchen and its lay-out. Also the breakfast area was too small for their frequent gatherings.

The old deck was small and falling apart. They did not like wooden deck and wanted an area for be able to entertain outside and have a place for kids to play.

We have put a plan together than customer loved and wanted to move forward with it.

The decking got torn down. The backyard got excavated to allow a big patio and grading had to be corrected in order water does not run toward the new patio.

The kitchen and breakfast back wall was torn down. This is major bearing wall that contained second floor bathroom s and bedrooms above it. We have to provide major support structure to allow seamless transition and building a 10’x24’ addition to the back of kitchen/breakfast area. Major plumbing and mechanical had to be relocated and put away from existing back wall. 9 ft ceiling is continuously running from existing kitchen into new addition. All plumbing and gas line was moved to new back and side wall respectively to allow new sink and move professional stove. An exterior blower had to be installed on the roof to allow for heavy ventilation installed.

The interior laundry entrance had to be relocated to allow for pantry and bigger refrigerator to be installed on the west wall. We have installed a bigger Bay window over the sink with extended counter top to allow more lights into the kitchen and more work space.

The L-shape of the new kitchen now offers al lot more storage, work space and traffic flow for their daily chores. The added large island with prep. Sink and eating counters provides a major activity area for them, such as a place to keep an eye on kids while doing homework, act a big counter to serve buffet style meals and to prepare foods. The new east double windows and transom given them a view to sand box was made for kids to play and lots of afternoon light. And the back French door and its transom even offering more light but leading to the new flagstone patio and stairs that will be coming up next.

The seamless transition of siding, roofing, windows and all exterior aspect of this addition has made this project become a model for most neighbors to wish on it for their homes.

The new 20’x28’ flagstone patio was built over concrete slab with drainage built all around it. 24” short stone walls and columns with embedded lighting wrap this patio to sating and privacy purposes.

The sand box made on the left side given the kids an area to get their hands dirty. A coordinating stone was used on the stairs inside and skirt part of the addition.

Choice of Brazilian cherry exotic wood floor leading from entrance door into the hall and then entire kitchen and addition made the space look larger and inviting.

The maple cabinetry with slight glaze of Mocha contrasted with darker granite counter top, stone accented back splash has given this kitchen remodeling a big spark.

A closet of the side was converted to desk and mullion glass door cabinet above it just as you wants to enter the family room.

Brightness and open space has been the two successful task accomplished with this project.

Given the level of difficulty of this remodeling project, the outcome has been a delight for this family to achieve their goals: Entertain indoor and outdoor and kids to have outdoor space to play.
