This busy household has been living in this Old town single family built is 1940’s. They were feeling cramped in their space. Kitchen was small 11’x11’ totally closed up from rest of the first floor. There was no bathroom in main level. The old cast iron soil stack was running in middle wall of the kitchen and need to be relocated, The entire house is running on hot water boiler but they did not have any air conditioning in the house. They were in despread need of a great room, a master bedroom and their own bathroom. The second floor had one bathroom for all three bedrooms. The attic space was partially finished with no heat and no plumbing. They wanted to make this space for guest room and have its own bathroom. House was built with brick & block, brick was over 80 years old and very hard to match. There was glass enclosure in the back was falling down. Finally everyone was on board to move forward with a two story addition of 18’x40’ on back of the house. The glass enclosure were to be demolished while maintain the areaway to existing basement. This new addition in first floor will be the home for new much larger kitchen and a great room. Second floor will be the new Master suite bedroom, master bathroom and walk in closet. The New addition will have matching brick on it first floor and Hardie plank on the second floor. The entire addition has a lot windows and French door all around for a brighter interior. New HVAC was installed for entire house, while a new base boards zones were added for all new and remodeled areas. A big portion of brick & block was removed to create seamless attachment to existing structure. The entire new additions (first and second floor) have matching hardwood floor installed for its continuity. The old kitchen was demolished, soil stack rerouted, the wall to adjacent Dining room was moved by 2 ft. This space was converted to main level bathroom with a tub, large vanity and a closet for first floor laundry room. This was a blessing for her not to carry the laundry basket three levels down to basement any longer. The New kitchen fully equipped with a 48” range, pot filler, gas line, a huge island, lots of windows and a lot more amenities that was never in their imagination. The new dark cherry cabinetry with complimenting granite top and detailed molding kept up with integrity of the original structure and color themes. Stain grade windows and door were keeping up with it’s historic era. The second floor bathroom was revamped and adjacent closet was added for this new bathroom to allow a large shower stall, relocating the toilet to allow double vanity. This bathroom will designated for kids use has a fifties art/deco design mixed in with some contemporary themes. The Master suite with a walk-in closet equipped with custom closet system has offered them a large storage space they never had. Master bathroom with a claw foot tub and white marble floor and wall, with roman style shower style walled in white and black marble looks absolutely immaculate. A new full bath was implemented on the attic space under the sloped gables, given them an additional guest area bull bath. Through a French door the great room was connected to back yard with a brick stone and two decked areas in each side. The overhaul of the interior home and new addition have a seamless connection is keeping up with the historical and old aspects of the original home, This family is so happy with their large kitchen, a great room and added bathrooms for everyone at home.
