PROJECT SCOPE:

After years of occupying a circa 1970’s split-foyer home in Springfield, an older couple
was seeking a substantially larger spa bath. A Jacuzzi, “his” and “her” vanities, fine ceramic finish work and other details were on the “wish list”. They also wanted a larger walk-in closet space and more natural light in key locations.

CHALLENGES:

The core problem was finding square footage within the envelope of the existing home adequate to create a room of the desired scale.

A suite of rooms adjacent to the master bedroom that included the existing bath, a closet and a dressing area offered some options for reconfiguration, but-- even then--- the footprint was too constricted to accommodate all the chosen amenities. Also, there was the question of where to relocate the new closet, and how to acquired the desired natural light.


SOLUTIONS:

Like many strategic remodeling solutions, this plan began by removing a bearing wall between the existing master bedroom and an adjacent seldom-used smaller bedroom.

Unifying these chambers into a single Master Bedroom led to our recognition that a wall- to-wall row of walk-in closets now could be allocated to a portion of the previously unused bedroom.

Even with the former closet space now available, however, the floorplan for the new spa bath called for an additional two feet.

To accommodate, the contractor borrowed a requisite 24” of floor space from the former master bedroom, even moving a small window 3 feet so it would be better rationalized within its reconfigured new interior.

This, in turn, created the wall surface needed for a new 3’ x 3’ divided window in the new spa bath—a lovely source of natural that looks out surrounding treetops.

 The complete spa master bath is a boasts many luxury appointments: a large Roman-style soaker bath, walk-in glass shower, double vanity with granite surface, ceramic tile flooring that extends to tub platform and shower backwall.
